What is a Boundary Survey? (Land Development? click here)
This is the most common and important survey that we do.
The purpose of the boundary survey is to mark the location of property lines.
The original property corners are found and perpetuated or set in their original location.
A map of the survey may be prepared and under certain conditions*, a copy is certified and recorded with the county auditor.
What is a Record of Survey?
This is a survey meeting very specific state requirements. The map is recorded in the official records of the county wherein the property is located.
A record of survey must be filed if any property encroachments are seen or when property corners are set for the first time.
A survey may also be put on public record and recorded at the client's request.
Helpful Hints
Do as much research as you can. Boundary surveys can be simple or complicated and often this is evident in the length and age of the property description.
A copy of the title policy you received at the time of sale is very helpful to a surveyor.
A tax parcel ID number is a good way to get started.
Trim away brush that obstructs your property line; this will save time during the survey.
If you know where your property lines are located, share that with the surveyor. He will use that information in his calculations.
Cost
Boundary surveys start at $500 and go up from there.
If a record of survey is needed, an additional $500 minimum is required.
If money is an issue, ask if there is a way to reduce the cost. We may be able to suggest ways to complete some of the work yourself and save our time and expense.
A survey is a good investment now and for the future owners.
In addition to minimum state corner requirements, we provide optional upgrades for property corners that are longer-lasting, more noticable and more permanent.
